Tenant Representation in Palm Beach County: Why It Usually Costs You Nothing

Most business owners looking for space in Palm Beach County start the same way. They drive around, call the number on the sign, and talk directly to the landlord's broker. It feels efficient. It is also how a lot of tenants end up signing a lease that works much better for the building than for the business.

Tenant representation fixes that, and in most commercial leases it costs the tenant nothing out of pocket. Here is how it works and why it matters.

Who the broker on the sign works for

The name on the "For Lease" sign belongs to the listing broker. That broker has an agreement with the landlord, gets paid by the landlord, and has one job: lease the space on the best terms for the owner. That is not a knock on listing brokers. Most are good at what they do. But what they are good at is getting the landlord a higher rent, a longer term, fewer concessions and a stronger guaranty.

When you call that number without your own representation, you are negotiating one of the biggest fixed costs in your business against a professional who does this every week, and nobody at the table is working for you.

How the commission actually gets paid

In a typical commercial lease, the landlord pays the leasing commission. The listing agreement between the landlord and their broker usually sets the total commission and spells out how it is shared when a tenant comes in with a broker of their own. When you bring a tenant rep, that broker is generally paid out of that landlord-side commission.

That is why tenant representation usually costs the tenant nothing directly. The landlord has already budgeted for a commission on the deal. If you show up unrepresented, you do not get that money back as a rent discount. In many cases it simply stays on the landlord's side of the table.

To be straight about it: commissions are part of the overall deal economics, and every listing is different. A good tenant rep will tell you up front how they are being paid on your deal, in writing, before you tour anything.

What a tenant rep does that you cannot easily do yourself

  • Finds space that is not on a sign. Some of the best options in Palm Beach County are coming available soon, being quietly marketed, or sitting in buildings you would never think to call.

  • Runs the real cost comparison. Base rent is only one line. In an NNN lease you also pay your share of taxes, insurance and common area maintenance, and those numbers vary a lot from building to building.

  • Negotiates the terms that cost money later: free rent, tenant improvement allowance, rent escalations, the personal guaranty, renewal options, and who pays for HVAC and roof repairs.

  • Checks the space against how you actually operate: zoning and permitted use, parking, signage, power, plumbing, and whether your build-out is realistic for the budget and the timeline.

  • Creates leverage. When landlords know you are looking at more than one building with a broker who knows the market, the conversation changes.

When it matters most

Tenant rep earns its keep on first-time leases, on specialized space like restaurants, medical and light industrial where the build-out and use clauses carry real risk, and on renewals. A renewal is where a lot of tenants leave money on the table, because they assume staying put means taking whatever the landlord offers. Start that conversation well before your lease expires so you have time to look at alternatives, even if you end up staying.

Questions to ask any broker before you start

  • Do you represent me, the landlord, or both on this deal?

  • How are you being paid, and by whom?

  • Do you also list space in the buildings you are showing me?

  • What did similar tenants recently negotiate in this submarket?
