Palm Beach County Commercial Real Estate: A Local Guide to Where Businesses Actually Set Up

If you're searching for commercial space in Palm Beach County, you've probably noticed the listings all start to blur together. Square footage, asking rent, a few photos, maybe a broker's name. What the listings don't tell you is why a business

I'm Justin Harris, a commercial broker at RH Realty working Palm Beach County day to day: West Palm Beach, Boca Raton, Delray Beach, Lake Worth, and Boynton Beach. Here's an honest, local breakdown of what each of these markets is actually good for, so you're not guessing.

West Palm Beach

This is the county's downtown core, and it functions like one: office towers, government and legal traffic, and a growing footprint of logistics and light industrial space feeding the rest of the county from just off I-95. If your business needs proximity to courts, county offices, or a downtown address that signals credibility, this is usually the first stop.

Boca Raton

Boca skews corporate and medical. It's home to a dense cluster of professional office space, medical and dental practices, and higher-end retail. Businesses that lease here are typically paying for the address as much as the square footage, it's a market where perception and client-facing presentation matter as much as the lease terms.

Delray Beach

Delray is the boutique play: walkable downtown, restaurant and retail heavy, built around foot traffic rather than drive-by visibility. This is where percentage rent and co-tenancy clauses matter most, because your neighbors on the block directly affect your sales. It's a great fit for concept-driven retail and restaurant tenants, less so for back-office or industrial use.

Lake Worth and Lantana

This is where most of the industrial and flex-space activity actually happens. Warehouse, distribution, and light manufacturing tenants gravitate here for the combination of I-95 access and rent that's still workable for growing businesses. It's less polished than Boca or downtown West Palm, and that's exactly the appeal for operators who need functional space over a fancy lobby.

Boynton Beach

Boynton sits in between, mixed industrial and retail growth, more affordable than its northern and southern neighbors, and increasingly a landing spot for businesses that got priced out of Delray or Boca but still want reasonable access to both.

Why this matters more than the listing photos

Every one of these submarkets has different zoning realities, different landlord expectations, and different lease structures that are considered "normal." A warehouse lease in Lake Worth and an office lease in Boca Raton aren't just different square footage, they're different negotiations entirely. That's the piece a listing site can't tell you, and it's the piece that actually determines whether a location works for your business long-term.

If you're trying to figure out which of these markets actually fits what you're building, that's exactly the conversation worth having before you sign anything. Get Started and tell me what you're looking for, I'll tell you straight where it makes sense to look.
